Three municipal housing buildings for Prague 3, completing the urban blockstructure and providingaffordable housing andpublic amenities in Žižkov.

The project is conceived as a pilot model of a responsible and balanced approach to the development of transformation areas — a model intended to serve as an example for future regeneration of other large-scale sites across Prague.
The subject of the competition is the urban design for the completion of a block through three city-owned residential buildings intended for long-term rental housing, along with the architectural design of one of them. The urban proposal must divide the block into three independently realisable phases, each representing a separate residential building.

The site is located within the transformation zone of the Nákladové nádraží Žižkov (NNŽ – Žižkov Freight Station), one of the most significant development areas in Prague’s wider city centre.
After more than 20 years, the area has reached regulatory stability and now allows for new construction. NNŽ is thus opening up to the gradual development of a new urban district for tens of thousands of residents.
This district will include, among other things, a new tram line (Olšanská–Habrová, scheduled for completion in 2026) and the comprehensive conversion of the historic freight station building, recently purchased by the City of Prague. The building is planned to house an educational campus, a cultural centre, municipal apartments, and administrative facilities.
